Information about our Terms and Conditions

Same-Day Bookings, Arrivals and Departures

* Same-Day Bookings *
If you are trying to make a same-day booking, please phone us on 07775 312882 to check our last-minute availability. Bookings for the same day must be confirmed by phone/email with the owners, confirming a check-in time with the owners.


* Check-In Times *
Our check-in times are from 2pm until 8pm on the day of arrival. We are a small bed and breakfast, and cannot guarantee check-in outside of these times unless agreed in advance by phone/email. We operate without the help of staff - including a night porter!


* Late Arrivals *
We do not offer a 24-hour check-in, as we are a small bed and breakfast and we need to sleep as well! We offer check in until 8pm, unless agreed in advance. You may be charged for late check-in, and we may count you as a "no-show" if you do not arrive or contact us by 8pm, where the full room rate will be charged but the booking will be cancelled. We may also charge a late check-in fee for any arrivals outside of our check-in times.


* Early Arrivals  *
Unless agreed in advance, your room will be available from 2pm on the day of arrival and you will not be able to access the room before this time.


* Late Departures *
You must have removed your belongings and handed back the keys to your room by 11am on the day of departure. We may charge for any departures after this time, as we need to prepare the room for the next guest.

Cancellations and Special Requests

* Cancellation and Insurance *
By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot make your stay for any reason you are still liable to pay for the booking in full, even if we have not yet received your balance. We have reserved the room for your booking, so as a small business we will have lost income through your cancellation. Holiday insurance can offer protection, should you need to cancel in an emergency.


* Non-availability of Accommodation *
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for your accommodation. Our liability would not extend beyond this refund.


* Special Requests *
If you have any dietary requirements or other special requests then please contact us prior to your arrival and we will do our best to accommodate.

Damages and Additional Charges

* Damages, Breakages and Smoking *
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. Please report any damages as soon as possible after you check-in. We reserve the right to charge for the cost of any damage. 

We are a strictly non-smoking establishment and any signs of smoking whatsoever will incur a charge (£50 minimum) and you may be asked to leave. 


* Additional Guests *
Additional guests are not permitted unless agreed, including children, as your room rate only covers the cost of the number of persons quoted. 

Additional guest charges will be applied for each additional guest who was not confirmed at check-in, as follows:
  •  Single Room = 100% of the room rate
  •  King/Twin Room = 50% of the room rate
